Some parts of Primary market are still seeing strong bidding
Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. Higher payments have cooled some buyers across the country. But in parts of Primary market, well-placed homes are still drawing strong offers.
The Real Estate Data Aggregator counted homes sold across all 14 ZIP codes in Primary market for the three months ending July 31, 2026. That period is what every number below describes.
Two ZIP codes where most homes sold above list
The Real Estate Data Aggregator found that 57.1% of homes in ZIP 94555 sold above list price. That is more than half, even with rates near 7%. In ZIP 94587, the share was 55%. Those are the two highest above-list rates in the market.
In ZIP 94555, that 57.1% share is up 8 points from a year before, per the Real Estate Data Aggregator. In ZIP 94587, the 55% share is nearly unchanged, up just 0.2 points. Both held strong.
Speed tells a similar story
The Real Estate Data Aggregator shows homes in ZIP 94582 went under contract in a median of 13 days. That was the fastest in the market. ZIP 94539 followed at 15 days, and ZIP 94536 and ZIP 94550 also came in at 15 days.
Not every ZIP moved that quickly. ZIP 94588 sat at 33 days, and ZIP 94506 at 29 days. Those are still selling, just taking a little longer. That is worth knowing before you set a price.
The wider picture: rates and national sales
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% in August 2026, reaching 3.98 million. Months of supply nationally hit 4.9 months, the highest in over ten years per the National Association of Realtors.
Primary market is behaving differently from that national picture. The Real Estate Data Aggregator counted 1,390 homes sold across all 14 ZIP codes in the three months ending July 31, 2026. That is up 1.3% from the same months of 2025.
Where prices landed
The Real Estate Data Aggregator shows ZIP 94506 had the highest median sale price at $2,306,500, up 3.9% from a year before. ZIP 94539 came in at $1,988,000. ZIP 94551 was the most affordable in the group at $965,000, though that price dipped 5.9% from a year before.
Sale price vs. list price: who came out ahead
The Real Estate Data Aggregator found ZIP 94539 averaged 101.6% of list price at sale. ZIP 94587 averaged 101.7%, the highest in the market. ZIP 94506 averaged 98.3%, meaning sellers there gave a little ground on average.

What this means for you
Freddie Mac's 7.03% rate as of September 24, 2026 is real, and it does affect what buyers can afford. But the Real Estate Data Aggregator data shows that in ZIP 94555 and ZIP 94587, sellers are still getting offers above their asking price more often than not.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Primary market is holding its own within that picture, though results vary a lot by ZIP code.
