More homes are for sale in the Primary market, and contracts are still moving
The one fact that changes what you should do right now: buyers have more to compare. The Real Estate Data Aggregator counted 253 homes for sale across the Primary market in the three months ending August 31, 2026, up 17.7% from a year before. More choices on the shelf means pricing and prep matter more than they did last year.
Here is the reassuring part: contracts kept moving. The Real Estate Data Aggregator counted 328 pending sales across the Primary market in the same period, up 2.5% from a year ago. Buyers are still making decisions. The market is not stalling.
The national picture echoes this. The National Association of Realtors reported inventory rose to 1.60 million homes in September 2026. Existing-home prices were still up 1.3% year over year. More supply did not stop prices from holding.
How Dublin (94568) is reading right now
Dublin had the most activity of the three ZIP codes. The Real Estate Data Aggregator counted 168 homes sold in 94568 in the three months ending August 31, 2026, up 17.5% from a year before. Pending sales there rose 20.7% to 181. That is a strong sign buyers are engaged.
The median sale price in 94568 came in at $1,269,500, down a small 1.6% from a year ago. Prices dipped a little, but homes still sold at 98.9% of list price on average, according to the Real Estate Data Aggregator. That tells you sellers are not giving much away.
One honest note for Dublin sellers: 29.2% of homes sold above list price, down 4.4 points from a year ago, per the Real Estate Data Aggregator. Not every home drew a bidding war. Pricing carefully from the start matters more now.
Pleasanton 94566: fewer homes, but buyers are paying close to list
In 94566, the Real Estate Data Aggregator counted 84 homes sold in the three months ending August 31, 2026, down 28.8% from a year before. Fewer homes changed hands, but those that did sold well. The average sale price was 99.2% of list, up 1 point from a year ago.
The median sale price in 94566 was $1,689,000, down a small 1.2% from a year ago. Homes that did sell moved in 29 days on average. And 33.3% sold above list price, up 7.9 points from a year ago. That is the highest above-list share of the three ZIP codes.
Pleasanton 94588: a little more time on market, but still selling
In 94588, the Real Estate Data Aggregator counted 55 homes sold in the three months ending August 31, 2026, down 9.8% from a year ago. The median sale price was $1,475,000, down 3.8%. That is the steepest price dip of the three ZIP codes, and worth noting if you are pricing here.
Homes in 94588 sat on the market for a median of 33 days, which is 13 days longer than a year ago, per the Real Estate Data Aggregator. That is a real shift. It does not mean homes are not selling. It means buyers are taking a little more time.

Rates and the wider picture
Freddie Mac put the 30-year fixed mortgage rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Those rates shape what buyers can afford, and they are part of why pricing carefully still matters for sellers.
CNBC reported on October 29, 2026 that the San Francisco Bay Area led the nation in rent growth, up 13.1% year over year. That kind of rent pressure keeps some buyers motivated to own, even with rates where they are.
Realtor.com reported that active inventory across the U.S. was up 8.0% year over year as of the week ending October 24, 2026. Our Primary market's 17.7% inventory gain is running ahead of that national pace. That is worth knowing if you are setting a price.
