Dublin is moving more homes, even as rates stay high

The big news right now is mortgage rates. Realtor.com reported that rates climbed above 7% for the first time since January 2025. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is a real headwind for buyers. And yet, Dublin kept selling homes.

The Real Estate Data Aggregator counted 181 pending sales in ZIP 94568 for the three months ending August 31, 2026. That is up 20.7% from the same months of 2025. Pending sales are homes under contract, the clearest sign that buyers are still showing up.

Closed sales told the same story. The Real Estate Data Aggregator counted 168 homes sold in ZIP 94568 during those three months, up 17.5% from a year before. Not every ZIP in the area matched that. Pleasanton's 94566 saw 84 homes sold, down 28.8%. Dublin stood apart.

Homes that sold took a median of 30 days, which is 5 days shorter than the same period a year before. That is a good sign for sellers. Nationally, Realtor.com reported a median of 62 days on market for homes sold as of October 22, 2026. Dublin is moving twice as fast as that national figure.

Above-list sales dipped a little, but buyers are still competing

The Real Estate Data Aggregator found that 29.2% of Dublin homes sold above list price during those three months. That is down 4.4 points from a year before. So fewer homes sparked a bidding war, but nearly 3 in 10 still did. Pricing matters more now than it did a year ago.

The share of Dublin homes that went under contract within two weeks of listing was 22.7%. That is down 9.3 points from a year before. So quick contracts are less common. But 181 pending sales still shows that buyers who find the right home are moving.

More homes came to market, too

The Real Estate Data Aggregator counted 221 new listings in ZIP 94568 during the three months ending August 31, 2026. That is up 15.1% from a year before. More sellers chose to list, even with rates high. Inventory rose too, with 150 homes for sale, up 48.5% from a year ago.

Across all three ZIP codes together, the Real Estate Data Aggregator counted 384 new listings, up 1.6% from a year before. Combined pending sales reached 328, up 2.5%. So the broader area is holding its own, even as Pleasanton's two ZIPs saw fewer closings.

The national picture, for context

The National Association of Realtors reported 3.99 million existing-home sales in September 2026. National inventory rose to 1.60 million homes. National existing-home prices were up 1.3% from a year before. Dublin's median dipped 1.6%, so it moved a little differently from the national trend.

Freddie Mac also reported the 15-year fixed rate at 6.68% as of October 22, 2026. Some buyers are using shorter loan terms to manage the rate environment. It is worth knowing both numbers when you are thinking through your options.

In short
  1. Dublin sold 168 homes and had 181 pending sales in the three months ending August 31, 2026, both up from a year before.
  2. The median price dipped a little to $1,269,500, and homes sold in 30 days on average.
  3. Rates are above 7%, but Dublin buyers kept showing up.

One thing worth remembering: these numbers cover all of ZIP 94568. One street, or one block, can read very differently from the ZIP as a whole. The home next door is not always the same story as the one across town.
